En-Suite Fitting

An en-suite is one of the most useful things you can add to a home, and you usually need less room than people think. We've fitted working en-suites into box rooms, the corner of a main bedroom, the awkward space over the stairs and the eaves of a converted loft. The trick is planning the layout around the plumbing and the door swing, then fitting compact fittings precisely.

The best spot is usually decided by two things: where you can get a waste pipe to, and where you can lose a bit of floor without spoiling the room. Common options are a slice taken off a generous bedroom, a small box room repurposed, the dead space over a staircase, or a corner of a loft room. We'll look at the soil pipe, the joists and the head height, and tell you honestly which option gives you a usable room rather than a cupboard you can't turn around in. The make-or-break of an en-suite is getting waste away cleanly. Where the new room is near the existing soil stack, a standard gravity waste is simplest and quietest. Where it isn't — a loft, or the far side of the house — a macerator or a pump lets you put a WC and basin almost anywhere, pumping waste to the nearest stack. Both are normal; we'll tell you which your layout needs and what it means for noise and maintenance. Water supply is usually the easy part, teed off the existing runs.

A new en-suite is typically formed with a stud partition to divide off the space, then boarded, wired, plumbed, tanked where needed, tiled and fitted out. That's all within the existing structure of the home — we don't take on structural alterations or building-control work. Where part of the job has to be signed off, such as certain electrical work, we keep to the fit-out and bring in or advise on what's needed rather than claiming to certify it ourselves.

Small doesn't have to mean cramped. A compact or short-projection WC, a smaller basin on a vanity that hides the pipework, a single fixed shower screen, a large mirror and good lighting all make a tight en-suite feel calm rather than tight. Wall-hung fittings free up floor and make cleaning easier. We'll plan the layout so the door opens properly, you can stand at the basin without knocking the WC, and the shower feels generous even when the room isn't.
