Rental turnarounds, done to a deadline

For a landlord, an empty property is money going out, not coming in — so a refurbishment between tenants lives or dies on hitting a date. We treat a turnaround as exactly that: a job with a deadline and a written budget, planned so the property is back on the market as quickly as the work allows, without cutting the corners that come back to bite.

What a turnaround covers — refresh or full refit

It depends on the property and the budget. At one end, a refresh: making good, decoration throughout, flooring, a deep tidy and the repairs a property needs between tenants. At the other, a full refit with a new kitchen and bathroom, replastering and the lot. Most jobs sit somewhere between, and we'll tell you honestly where the money is best spent for a rental — what lifts the property and lets well, and what's polish a tenant won't pay for. You choose the spec; we fit it.

Safe and ready to let

Letting a property comes with legal safety duties, and they matter. A landlord needs a current gas safety record where there's gas, an electrical inspection (an EICR), and working smoke and carbon-monoxide alarms. Those checks are carried out and certified by the relevant registered trades — a Gas Safe registered engineer for the gas, a qualified electrician for the electrics — not by us. What we do is coordinate them into the turnaround so they're done at the right point and the property's genuinely ready to let, and flag anything the work throws up. We don't certify gas or electrical work ourselves, and nothing here is legal advice — your duties as a landlord are for you and the certified trades to meet.

To a budget, with a fixed written quote

Landlords work to spreadsheets, so predictability matters as much as speed. You get a written, itemised quote up front, fixed before work starts, so the number you plan around is the number you pay — no drip-feed of extras. If something unexpected turns up behind the plaster in an older rental, you hear about it the same day with options and a price, and you decide. Budgeted, to a deadline, no surprises.

One point of contact, built for repeat work

Most of our landlord work is repeat work, and that's the point: once you know the property's in hand and the date will be hit, you don't want to manage it. One of us runs the turnaround day to day and keeps you posted, so you can be hands-off if you'd rather.
