Period Property Renovations

Blackburn, Darwen and the towns around them are full of older stone and terraced houses with real character — the kind of homes worth bringing up to date carefully rather than stripping back to a blank box. That's the work we love most: keeping what makes the house what it is, while making the rooms work for how people live now.

We're a family-run team, and older properties are our bread and butter. We know how they're built, we expect their quirks, and we refit them sympathetically — modern kitchens, bathrooms and finishes that sit comfortably in a house with history, rather than fighting it.

The skill with a period refit is knowing what to leave alone. Original features that are sound — beams, a stone fireplace, cast detail, good doors — are kept and worked around; what gets updated is the stuff that's tired or no longer fit for purpose: the services, the kitchen, the bathroom, the finishes. You can fold a period refit into a whole-house renovation or take it room by room.

Older houses keep secrets, and a period refit has to expect them. Lift a floor or take off some plaster and you might find old wiring, lath-and-plaster that's given up, a patch of damp, uneven build-ups from a century of previous owners. We don't pretend that won't happen — we plan for it, and when something turns up you hear about it the same day, with options and a price, so you decide. It never just lands on the final invoice. That honesty is most of what makes an older-house renovation go smoothly.

We refit sympathetically within the existing structure of the house. We don't take on structural alterations, knock-throughs or the building-control side — that's a specialist route, and we'll tell you straight if a job needs it. One more thing worth knowing: "period" isn't the same as "listed". If your property is listed or sits in a conservation area, that brings in consents and a specialist process we don't handle — we'll point you the right way for that, and once it's clear we can refit within the existing structure. For the great majority of older Lancashire homes that aren't listed, a sympathetic refit is straightforward.

An older-house refit has more unknowns than a new build, which makes it all the more important that one person is holding the whole thing.
